Three things to know before you sell your apartment
Rashid Al Nuaimi
Pricing, presentation and paperwork: three steps to a smooth sale in Dubai.
Selling an apartment is different from selling a villa. Buyers compare similar units in the same tower, so small details decide who gets the offer.
First, price against recent sales in your own building and floor range, not the wider community. Your agent can pull the Dubai Land Department transactions for the last six months.
Second, present it well. Clear the balcony, let the light in, fix the small things buyers notice and book professional photos before the listing goes live.
Third, prepare the paperwork early: the title deed, a service-charge statement, the developer's no-objection certificate and, if there is one, the mortgage settlement letter. With those ready, you avoid delays at transfer.
