Should I rent or buy in Riyadh?
Renting suits you if you may move within three years or want to try a district first. Buying makes sense once you know where you want to live and can cover the down payment, usually 10% for first-time Saudi buyers with a bank or Sakani-supported mortgage.
How are rents paid in Riyadh?
Most residential leases run for one year and are paid in one, two or four instalments. Every lease is registered on the Ejar platform, which protects both the tenant and the landlord.
What commission do you charge?
Tenants pay 2.5% of the annual rent and buyers 2.5% of the sale price, plus VAT. We confirm the exact amount in writing before any viewing.
What documents do I need to rent?
Your national ID or Iqama, and for a company its commercial registration. Some landlords also ask for a salary certificate or a recent bank statement.
Can I get a mortgage as a first-time buyer?
Yes. Saudi banks finance up to 90% of the price for first-time Saudi buyers, and the Sakani programme supports eligible families. We work with several banks and can introduce you to a mortgage adviser.
Are your listings licensed?
Yes. Every listing on our site shows its REGA advertising licence number, and every agent holds a FAL licence.
Can I view a property in the evening?
Yes. Our agents arrange viewings until 21:00 from Saturday to Thursday, and video viewings for clients moving from abroad.
What happens when ownership is transferred?
Buyer and seller sign the electronic title transfer through the Ministry of Justice platform, the price is paid by certified bank transfer and the new title deed is issued the same day.
Do you manage properties for landlords?
Yes. We find tenants, register leases on Ejar, collect rent and arrange maintenance for a monthly management fee.
