Where the Dubai property market is heading

Supply, rents and mortgage rates: what we are watching this year, and what it means for buyers and sellers.
Nobody can promise where prices will go, and we are wary of anyone who does. What we can do is share what we are watching on the ground.
Supply is the first thing. Several large communities are due to hand over in the next two years. More new homes give buyers more choice and more room to negotiate, especially for apartments in fast-growing areas.
Rents are the second. Many tenants are comparing their rent with a mortgage payment, which keeps demand steady for well-priced family homes.
Mortgage rates are the third. Small changes in rates affect what buyers can borrow, so a pre-approval that is only a few months old is worth renewing before you make an offer.
For sellers, realistic pricing and good presentation matter more than ever. For buyers, a clear budget and patience still win. If you would like a view on your own community, our agents can share the latest registered sales.
